Diane Roose, Sr. Vice President, Residential Loans, recently joined the Ask the Expert radio segment on KNIA/KRLS to discuss mortgage rates, refinancing, and the value of working with a local lender. Here are some key takeaways from her interview.

Mortgage Rates: Where Are They Now?

After some smaller ups and downs throughout the year, mortgage rates have settled about where they were a year ago. While it’s difficult to predict what 2025 will bring, Diane noted that our local rates tend to run about 0.5% lower than the national average. She also emphasized that world events can have a major impact on interest rates, and it only takes one significant event to cause changes.

Thinking About Refinancing? Here’s What to Know

When asked about refinancing, Diane explained an important distinction: when the Federal Reserve announces a rate cut, it primarily affects short-term interest rates, not necessarily long-term mortgage rates. However, those announcements can still be a good reminder to check in and evaluate your options.

She also pointed out that refinancing is a very individual decision—how much rates need to drop to make it worthwhile depends on your specific situation. Fortunately, there are “no-closing-cost” refinance options available, which can help homeowners benefit from lower rates right away.

The Value of Banking Local

Why choose a local lender? Diane put it simply: “We support the same businesses, we go to the same ball games to support the same schools, and most importantly we want this community to flourish.” By banking locally, more dollars stay in our communities, supporting growth and local initiatives. Marion County Bank takes pride in giving back, and when you work with us, you're not just getting a mortgage—you’re helping build a stronger community.
